Welcome to Book My Stay Holiday Homes LLC (“we,” “our,” “us”). By accessing or using our website www.bookmystay.ae (the “Site”) and our services, you agree to comply with and be bound by these Terms and Conditions (“Terms”). If you do not agree with these Terms, please do not use our Site or services.

1. Definitions
    • “Accommodation”: Refers to the properties managed and offered by Book My Stay Holiday Homes LLC for short-term rental.

    • “Guest”: Any individual who makes a reservation or stays at an Accommodation.

    • “Services”: Includes the Site, property listings, booking platform, customer support, and other related services provided by us.

2. Eligibility

To use our Services, you must be at least 18 years old and capable of entering into legally binding contracts. By using our Services, you represent and warrant that you meet these requirements.

3. Booking and Reservations

3.1. Reservation Process

    • Booking: Reservations can be made through our Site or authorized third-party platforms.

    • Confirmation: A reservation is confirmed when you receive a booking confirmation email from us.

3.2. Payment
    • Rates: All rates are displayed in AED and are subject to change without notice until a reservation is confirmed.

    • Payment Terms: Full payment is required at the time of booking unless otherwise specified.

    • Security Deposit: A refundable security deposit may be required to cover potential damages. This deposit will be refunded within 72 hours after checkout, provided no damages are found.

3.3. Cancellation Policy
    • Standard Policy: Cancellations made 7 days or more before check-in are eligible for a full refund minus a processing fee.

    • Late Cancellations: Cancellations made less than 7 days before check-in are non-refundable.

    • No-Show: Failure to check in on the scheduled arrival date without prior notice will result in the forfeiture of the total reservation amount.

4. Guest Responsibilities

4.1. Use of Accommodation

    • Occupancy: The number of guests must not exceed the maximum occupancy specified in the booking confirmation.

    • Conduct: Guests must behave responsibly and respect the property, neighbors, and local regulations.

    • Prohibited Activities: Parties, events, illegal activities, and smoking are strictly prohibited in all Accommodations.

4.2. Damage and Liability

    • Damages: Guests are responsible for any damage caused to the Accommodation during their stay.

    • Liability: We are not liable for any loss, injury, or damage incurred during your stay, except as required by law.

5. Privacy

Your personal information is collected and used in accordance with our Privacy Policy.

6. Intellectual Property

All content on the Site, including text, graphics, logos, and images, is the property of Book My Stay Holiday Homes LLC or its content suppliers and is protected by international copyright laws.

7. Limitation of Liability

To the fullest extent permitted by law, Book My Stay Holiday Homes LLC shall not be liable for any indirect, incidental, or consequential damages arising out of or in connection with your use of the Site or Services.

8. Governing Law

These Terms are governed by and construed in accordance with the laws of United Arab Emirates without regard to its conflict of law principles.

9. Changes to Terms

We reserve the right to modify these Terms at any time. Any changes will be effective immediately upon posting on the Site. Your continued use of the Services constitutes acceptance of the revised Terms.
